The Panorama Group of Companies offers its clients — both novice and experienced real estate developers — those services necessary to take a project from start to finish. Panorama will work as a team member with the client from development of the initial project concept through market research and analysis, preliminary design and planning, costing, financial structuring, the placement of debt and equity, construction to operations to achieve the ultimate goal: a venture that is thoroughly researched, well conceived, honestly presented, competitively financed and market driven.
Through extensive business dealings over the years, Panorama executives have forged enduring relationships with some of the largest hospitality and financial corporations in the world. These partnerships and the specialized expertise provide Panorama with the ability to complete projects and close transactions not found even within the largest investment banks on Wall Street.
Pre-Development Services
Panorama’s teams of experts will undertake almost any pre-development assignment for resort and leisure-time developments — including economic, market and finance feasibility and analysis; architectural concept; land planning; engineering; valuations; product recommendations; and related studies. Typical projects include hotels, retirement resorts, time-sharing facilities, clubs, condominiums and condo-hotels, residential communities, vacation homes, sports complexes and facilities, marinas and special-use properties.
Panorama has a network of contacts and associates around the world with special regional or industry expertise to provide constant, up-to-date and competitive data. Current and comprehensive information on international, national, regional and local markets helps Panorama accurately predict market demand, product acceptability and financing success.
Panorama will prepare business plans, operating plans, marketing plans and finance plans and will package existing information for financing — a pre-requisite to financing a development.
Project Finance
Using its resources and substantial experience, Panorama specializes in structuring and in placing finance (both debt and equity) for its clients’ projects. Its financial group constantly researches new, innovative methods of financing. Capital risk is carefully assessed by Panorama, and financing programs are designed to minimize or to abate the risk of each transaction. Structure includes the use of guarantees and some 21 different approaches to finance that the company has developed — including unique approaches to infrastructure financing and financing for vertical construction. Equity and debt placement are undertaken routinely.
A specialized account executive is assigned to a client’s account and is responsible for submitting a finance package, negotiations and client reporting.
Marketing Management
Because of demand from developers to appeal to a number of international consumer markets at one time, Panorama formed a unique marketing management company. Under experienced leadership this company will create an entire marketing plan specific to each project and then coordinate all aspects of the marketing plan on a daily basis. The scope of the plan is designed to launch a product internationally — offering the product through an international network of brokers specializing in international products that is matched with a strong on-site sales and closing expertise. In addition, all collateral material, brochures, advertising and public relations is created by experts selected by Panorama for the exact offering and then managed by Panorama to ensure maximum impact at minimal cost.
The result is truly a well managed, disciplined marketing program that can involve markets in every corner of the globe.
Development Management
Acting as owner’s representative, International Resort Communities will oversee the entire development of a project — including negotiating contracts for final design and construction, monitoring compliance with all contracts, producing and overseeing work schedules, and monitoring construction draws. The goal is to keep the project on time and on budget.
Leisure Brand Names and Management
Branding with retention of unique qualities has become increasingly important to ensure the best end product. Using its network and expertise, Panorama can match clients to the brand names and the operators best suited for the project and can assist in negotiating terms most favorable for the success of the venture.
Tourism Development and Management
Panorama will use its expertise to create and to implement programs to develop or to enhance the tourism sector for a government. The objectives of such programs are to generate jobs, hard currency and an understanding of the host country’s culture and people. Panorama’s Tourism Master Plan (and its implementation) is one such program that can be tailored to the needs of a particular country. The implementation portion of this program is particularly useful to developing countries that do not have the internal expertise or the contacts to attract developers and capital to their country. Often financing can be offered for Panorama’s Tourism Master Plan services.
International Residential Mortgage Programs
Financing for USA citizens’ purchase of international residences can be arranged for selective projects in Mexico, Central America and The Caribbean. Terms are competitive with those offered in the United States. (Note: this program can only be offered under certain circumstances. Constraints include periodic reluctance of capital markets to enter a specific area.)
Sustainability and Environmental Emphasis
Panorama is conscious of its stewardship in sustainable tourism development. An initial concept is included in every development planning exercise. This initial concept is taken forward in later stages of development to a sustainable and environmental operating plan, which is then implemented during the development and operating stage.
Security
Resort Security Service (RSS) is a resource for those projects wishing to have the latest in security service and equipment. It specializes in designing, implementing and operating complete security systems for individual establishments or complete resorts, especially for terrorism protection. Terminus Global Security has joint ventured with Panorama to create this very much needed industry service.
Golf Course Management and Operations
The management of international golf courses has become a separate but very integral business under the leadership of Billy Sitton, a former president of Club Corporation International. Like Panorama, this company offers a menu of A-Z services for its clients, including:
- consulting services that involve strategic evaluations of land use, design and construction issues, positioning, preliminary business plans and financial projections;
- technical services that consist of recommendations on design, construction and equipment; budgeting; detailed marketing plans; time lines; operational standards and procedures; hiring guidelines; and contract negotiations;
- construction management services that will secure the required contractor and technical services for the owner based on the economic and quality overlay;
- operational management services that will oversee all facets of day-to-day operations within the owner’s approved business plan and operating budgets;
- promotional services that will optimize course play, thus further ensuring profitable operations.
The company also has access to the financing and real estate development services of Panorama International Inc.
